
In the programming phase, we meet with the client and make sure that we document the client comments, needs, favorite architectural style, acquire samples, and develop a pathway to design. We consider the natural lay of the land, winds, east/ west orientation, local lot specifics, and topography which help us deliver the best design solution to custom fit for each lot.

We make sure that we have a solid understanding of the programming goals, comments, style, and processes. We write the programing bridging document to help the designer and the client navigate quickly from the conceptual design to a final design, with interim milestones to fine tune the design at 30%, 60%, and 95% design completion. During the interim design milestones, we apply best management practice with peer reviews, and we issue comments on each phase. We compile all the comments from the stakeholders into one document so the design team can comply with the comments.

We support the design document during the permitting and design review approval phase. It is our experience that the reviewer may misinterpret some ordinances, rules, or bylaws and we will defend the design in a very professional way to make sure that the process is fair and transparent.

It is our experience in the residential construction industry that even when we talk in the same English language, the different parties may interpret the documents and instructions differently. We use signed contracts and agreements with the subcontractors, we publish our construction meeting minutes, we maintain strong communication with all parties so we can keep the schedule on target and cost within budget. We usually embark with our clients on better practical solutions during construction specially, when the client start walking inside the building envelope and experience full scale three dimensions. We understand that the clients have the right to make design changes to better fit the design to their needs.
